Small Parcel Easements

In order to realize the tax benefits of a conservation easement donation, you need to have rights of development or subdivision to donate. In Rappahannock, that usually means that the parcel needs to be at least 50 acres, but land trusts often prefer 100 acres or more. Regardless of size, your land may be eligible it there are significant conservation values such as:

1. Outdoor Recreation for the General Public
2. Native Fish, Wildlife, and/or Plant Habitat
3. Open Space including Farmland, Forestland, and/or Scenic Land
4. Historic Resources
